Marketing
We advertise on Craigslist, social media and on our website in addition to a pre printed lsit available to the public at all times outside our office. Our vacancies are also picked up by rental listing services at no cost to you, the owner.
We do all showings to prospective tenants in person. If the tenant decides that they would like to apply for the property then they fill out an application. There are three steps we take in processing the application. First we review their rental history and call previous landlords for information on their tenancies asking questions such as do they pay their rent on time, were there any noise or behavioral problems and whether they did any damage to the unit. Second, we verify their employment and income so that we can be confident that they will be able to pay their rent. Lastly, we run a credit check on all prospective tenants. By doing all of these things we can be reasonably sure how a tenant will act before we put them into a rental unit. Of course you as owner of the property can have the final say on any tenant selection matters.

Rental Contracts
California’s rental laws these days are slanted in favor of the tenant. This being the case we use very clear and concise forms for our contracts which are approved by the
California association of Realtors.

When the rental agreement is signed we have the tenant pay the first months pro-rated rent and the security deposit equal to one month’s rent plus $100. We do not recommend charging a last month rent because that is all that it can be used for. If an owner wants to collect more monies up front we recommend that they charge a higher security deposit therefore being able to use it for any damages which were incurred by the tenant and not just rent.

Move-In and Move-Out Inspections
A complete walk through is made of the property with the tenant at move in to verify any pre-existing conditions then the same is done at move out to determine if there are any charges to the security deposit. The tenant signs off on both inspections so that there can be no doubt as to the move in and move out condition of the property.

Rent Levels
We are constantly keeping up to date on current market rent levels. We’re continually reviewing all our properties to make sure that the rent levels remain consistent with the current market trends therefore maximizing the income on your property.

Collection of Rents
We collect all rent monies from the tenant in the beginning of the month. Rent is due on the first and if it is not paid by the fifth then a late charge is assessed to them. We will serve three-day notices to pay rent or quit to the tenants if the rent becomes delinquent. We are constantly reviewing late rent rolls to see who has not paid their rent.

Accounting Procedures
We provide a complete financial accounting to our owners each month. This report will detail the daily activity of the account along with a complete overview of all receipts and expenses for the month. At the owners option we can pay all of the property bills from the operating account of the property including mortgages, taxes and insurance. By paying all of the bills through the account you will receive a very easy to read year-end statement detailing all income and expenses for the year which is great for your personal taxes. Also please note that all of our fees are fully tax deductible.

Maintenance
We have a 24-hour emergency maintenance hotline so that the tenants can report any problems to us right away. In addition to the hotline tenants are able to make online requests through their tenant portals. We have dealings with a wide array of different vendors and since we do a large volume with them they generally offer us a good discounted rate. Of course if an owner has a particular vendor which they prefer it is not a problem for us to use them when the need arises.

Staffing
Our office is fully staffed during normal business hours therefore giving you a chance to talk to a live voice when it is convenient for you to call. The property manager does also make himself available after hours when the need arises.
